<<UPDATE - 07-AUG-2017>>
We have received notice of yet another Planning Application to develop on what must be one of the last remaining fragments of Abbey Fields. It is for the erection of 25 two storey detached houses on land south of Middlewich Road and East of Abbey Road.
The Planning Application reference is 17/3916C.
We urge as many local residents, family & friends to object to this latest application.
Submissions need to be made to the council before noon 07-SEPTEMBER-2017.
Each individual member of a household can object, even those under 16; the more objection letters that go in the better.
Comments / Objections can be submitted directly online via the Cheshire East councils website; http://planning.cheshireeast.gov.uk/applicationdetails.aspx…or by post to: Development Management (Planning Dept), PO Box 606, Municipal Buildings, Earle Street, Crewe, CW1 9HP.
Cheshire East Council is currently being deluged with enquiries and applications for the building of new housing estates in Sandbach and surrounding areas. Most of this is on agricultural land such as the area off Congleton Road towards the motorway, and Abbey Fields in Elworth.
Sandbach has already provided it's "fair share" of new housing developments to meet its local requirements. Notably, housing developments already underway on the old Fodens Factory & Test Track sites, Zan drive and Hind Heath developments already established, and work just started on the former Albion Chemicals (Brentaag) site. There are also a number of alternative "brownfield sites" that already have planning permission granted but these are about to expire without any building taking place on them.
Are you aware of the proposed changes to Abbey Road including a proposed road access point off Abbey Road onto the new development (and linked through to the already granted development) and the removal of many of the trees?
Developers are (yet again) seeking Outline planning permission on the remaining part of Abbey Fields for up to 165 residential dwellings; including up to 30% affordable housing, introduction of structural planting and landscaping, informal public open space, surface water flood mitigation and attenuation, vehicular access point from Abbey Road and associated ancillary works. (This is a "tweaked" re-submission of their previous application ref 14/1189C).
These building schemes represent a huge expansion in the size of the town with no change to the available infrastructure nor facilities and the loss forever of our green field areas. We are told that we need new homes in the area but why does it have to be green field sites and why do we need thousands of new homes? Sandbach no longer has the big employers that it used to have such as Foden Trucks, ERF Trucks, and Pring's Wire Works to name but a few.
The developers are proposing a new road access point off Abbey Road. They also intend for this to be linked through to the Phase-1 development and its road access point off Middlewich. Abbey Road is already a busy corridor, it is often congested at the junction of Middlewich Road, and ultimately this would be used as throughfare for motorists using this as a short cut. This would create a massive impact for all Abbey Road residents
What can be done?
First of all, the residents of the town need to be made aware that this is going on. Talk about this with your friends, relatives and neighbours, this will affect everyone in the town. Sandbach councillors have voted against schemes such as the new football pitch development and on Hind Heath Road in a bid to try and protect the town but these applications were voted through by councillors elsewhere in Cheshire East. Sandbach fields are being built on instead of other areas in the county. Contact details for councillors are over the page, please let them know how you feel.
We need to nip this in the bud now or it will be too late!!
The Planning Application number for this latest planning submission is ref: 15/3158C
We urge as many local residents, family & friends to object to the Abbey fields proposal which is due before council on the 24th of September 2015. Keep an eye on the local press or our website and let’s try and save our town from being overrun by greedy developers. Each individual member of a household can object, even those under 16; the more objection letters that go in the better.
